What is fitout work and how is it different from a regular renovation in Dubai?

Fit-out work transforms an interior space — whether a shell and core unit, Category A handover, or existing premises — into a finished, usable environment. It typically covers partitions, ceilings, flooring, MEP coordination, joinery, finishes, and FF&E so the space is ready to occupy.

A regular renovation usually upgrades or refreshes a space that is already fitted. Fit-out projects in Dubai are different because they often start from landlord handover conditions and must align with authority approvals from the outset.

  • Dubai fitout work is planned around building rules, landlord NOCs, and Dubai Municipality or civil defence requirements where applicable.
  • Fitout projects focus on delivering a complete interior solution — design through execution — rather than only cosmetic upgrades.

What makes a Dubai fit-out different

  1. Confirm landlord and building-management handover conditions before design lock.
  2. Prepare authority submissions and NOCs in parallel with detailed drawings.
  3. Coordinate MEP, fire, and finishes so site works start with approved documents.
  4. Deliver snagging, testing, and handover as part of the turnkey programme.
