What is the difference between a shell and core, Category A and Category B fit out?

Shell and core is the base building structure with common areas and main services only. Category A (Cat A) adds landlord-standard finishes — raised floors, ceilings, basic MEP distribution — ready for tenant works. Category B (Cat B) is the tenant fit-out: layout, branding, joinery, furniture, and specialist systems that make the space operational.
